How to tell a sash specialist from a general window company

There are a few questions worth asking whoever you call, and the answers sort it quickly.

  • Ask what they will do about a window that will not stay open. A specialist talks about cords, counterweights and spiral balances. A generalist talks about replacing the window.
  • Ask who will actually be at your house. With me the answer is always the same person who quoted it.
  • Ask what happens to the original sashes. Repair keeps them. Replacement does not, and once they are gone the character of the room goes with them.
  • Ask how they leave the room. Opening a sash pocket releases decades of dust, and it should not be your problem afterwards.

None of that is a trick. It is just the difference between a trade that specialises and a trade that accommodates.

The Sash Window Doctor, and who turns up

The repairs I am called out for most

Sash windows fail in a small number of predictable ways, and almost all of them are mechanical rather than structural.

Broken sash cords. The cord runs over a pulley to a counterweight hidden in the frame. Cords are cotton, they age, and eventually one parts. The window then drops shut or refuses to hold position. Replacing it means opening the frame properly, not wedging the window.

Failed spiral balances. Later timber and aluminium windows use a sprung spiral instead of a cord and weight. When the spring loses tension or snaps, the sash stops holding. These are replaced and re tensioned to the weight of that particular sash.

Painted or swollen shut sashes. Decades of repainting seal a window into its frame. Freeing one without splitting the beading or scarring the timber is careful work, and it is usually where a job starts rather than ends.

How a job actually runs

I keep the process short, because most people want the window fixed rather than a project managed.

  1. You call and describe what the window is doing. Often that is enough for me to know what has failed.
  2. I come and look at it in place. Seeing the window matters more than any photograph.
  3. I quote you. The quote is free and the price is fixed before I begin.
  4. I do the work, in one visit wherever the job allows.
  5. I clean up properly, with my own vacuum, before I leave.

Timber, aluminium, and moving between them

Not every Miranda home has the same windows, and the repair follows the mechanism rather than the age of the house.

Traditional timber double hung windows run on cords and counterweights and are restored as originals: cords, pulleys, beadings and any failed timber. Aluminium and later timber windows run on spiral or spring balances, which are replaced rather than re knotted.

Where cords and weights are genuinely finished, a window can be converted to spiral balances inside the existing frame. That keeps the original sashes and the original look, with a mechanism that is easier to service later.

What a finished job should feel like

This is the part worth being fussy about, because it is how you judge the work after everyone has gone.

A properly repaired double hung window slides with one hand. It stops exactly where you leave it, top sash and bottom, without creeping. It does not rattle when the wind gets up. The beading looks like it was never removed, and there is no dust left in the room.

If a window does not do all of that, the counterweight has not been matched properly and the job is not finished. Every repair I do carries a ten year warranty, which is a straightforward way of saying I expect it to still behave like that in a decade.
