How covering an area actually works

I quote and repair across the Shire, and I do the whole job in one visit wherever the work allows it.

That matters more for sash windows than for most trades, because the diagnosis and the repair are the same task. Once the beading is off and the sash is out, I can see whether it is a cord, a balance, and I have what I need to finish it there rather than booking a second visit for parts.

What has usually gone wrong

  • A sash cord has parted, so the window drops or jams at an angle
  • A spiral balance has lost tension or snapped, on later timber and aluminium windows
  • Paint has sealed the sash into the frame and it will not move
  • Timber has softened in the sill or lower rail where water sits

The glass and the joinery are almost always fine. What has worn out is a part designed to be replaced.

Cords and balances are sold retail, so why call anyone?

You can buy sash cord over a counter, and for a confident person with the right blade, taking the beading off is not the hard part.

The hard part is the counterweight. Each sash has a weight matched to it, and if the cord is tied at the wrong length or the weight is wrong for that sash, the window will not hold position no matter how neatly the rest was done. Spiral balances have the same problem in a different form: they must be wound to the tension of the sash they carry.

That matching is the job. Everything else is carpentry.

Can a sash window be repaired?

In most cases, yes. Cords, spiral balances and putty are consumable parts of a window built to be opened up and serviced, and replacing them restores the window rather than substituting a new one.

When the timber underneath has gone soft

Water sits on sills and in the bottom rail, and after enough years the timber there gives under a thumbnail. It is the one part of a sash window that is not simply a replaceable component.

It is also usually smaller than it looks. Softening tends to be local, and the sound timber either side of it stays sound. Where that is the case, the affected section comes out, the area is made good, and the sash goes back into the frame it came from.

Where the whole rail has gone, no amount of filler will hold it, and I will say so before you spend anything.
