About The Sash Window Doctor

The Sash Window Doctor has been operating since 2008, and I bring over thirty years in the trade to it. Sashcords and spiral balances are not a sideline for me. They are the work.

That matters more than it sounds. Most window companies will happily quote you for replacement, because replacement is what they sell. I would rather get your existing window moving again. Why a sash window stops working

A double hung sash window is a balance system. Two sashes hang on cords or spiral balances, and the weight on each side is matched so the window sits wherever you leave it. When that balance fails, the symptoms are predictable.

  • A sash that drops shut on its own, or will not stay open at all
  • A window painted or swollen shut and immovable
  • A grinding, jerky slide instead of a smooth one
  • Rattling in the wind, and the draught that comes with it
  • A cord you can see frayed or snapped through the pulley

None of those mean the window is finished. In almost every case the timber and the glass are fine, and it is the mechanism underneath that has worn out.

What a sash cord replacement actually involves

This is the part people are most nervous about, because it sounds invasive. It is not.

I take out the beading that holds the sash in place, lift the sash out of its box frame, and open the pocket in the side of the frame where the counterweight hangs. The old cord comes off the weight, a new one is fed over the pulley and knotted back on, and the sash goes back in. The beading is refitted so it looks untouched.

The measure of a proper job is what happens next: the window should hold its position anywhere you leave it, and slide with one hand. If it does not, the weight has not been matched correctly and I have not finished.

I clean up after myself, every time. Sash pockets hold a century of dust, and I bring my own vacuum rather than leaving that in your room.

Timber and aluminium, both

Ryde homes are not all one thing, and the repair differs by window.

Older timber double hung windows run on cords and counterweights, and that is traditional restoration work: cords, pulleys, and beadings. Later timber and aluminium windows usually run on spiral balances, a spring mechanism that snaps or loses tension. Those are replaced and rebalanced rather than re knotted.

I work on both, and on the conversions between them. If a set of cords is beyond saving, spiral balances can be fitted into the same frame.

Can a sash window be repaired rather than replaced?

Sash windows are repairable far more often than people are told. The mechanism wears out long before the joinery does, and replacing cords or balances restores the original window rather than substituting a new one for it. I only recommend replacement where the timber itself has gone.

How long does the work take?

Most single window repairs are done inside a couple of hours. A house with several affected windows is usually a half day to a day, depending on what I find once the sashes are out.

Do you work on windows that have been painted shut?

Painted shut windows are routine. Freeing one without splitting the beading or marking the frame is a matter of patience and the right blade, and it is usually the first thing I do before getting to the cords underneath.
