When one parts, the window it was holding drops shut, or refuses to stay wherever you put it, and the whole thing suddenly feels broken. It is not. How a broken sash cord is actually replaced

A traditional double hung window is a counterweight system. Each sash hangs on a cord that runs up over a pulley at the top of the frame and down inside a hollow box on either side, where it is tied to a cast weight matched to that sash. Balanced properly, the sash sits wherever you leave it, because the weight is doing the holding rather than friction.

The repair follows the same path in reverse.

  1. The beading holding the sash in the frame comes off, carefully, so it can go back looking untouched.
  2. The sash lifts out, and the remaining cords come off it.
  3. A pocket cover in the side of the frame is opened to reach the weight.
  4. The old cord is untied, a new one fed over the pulley and down to the weight, and knotted back on.
  5. The sash goes back in and the beading is refitted.
  6. The window is tested through its full travel and the balance adjusted until it holds anywhere.

That last step is the one that separates a repair from a bodge. If a window will not hold at half open, the weight is wrong for that sash, and no amount of finishing off will fix it.

Can a sash window be repaired, or does it need replacing?

Repaired, almost always. This is worth being blunt about, because the industry has an obvious incentive to answer it the other way.

The parts of a sash window that fail are the parts designed to be replaceable. Cords wear out. Spiral balances lose tension. Paint seizes a sash into its frame. Putty dries and drops out. None of that is the window failing. Underneath it, the joinery in an older Bexley home is usually sound timber that has already outlasted several rounds of modern replacements.

Timber, aluminium, and the mechanisms in each

The repair depends on how the window carries its weight, not on how old the house is.

Older timber double hung windows use cords, pulleys and hidden counterweights. That is traditional restoration work: cords and pulleys renewed, beadings refitted, and fixing sills and lower rails.

Later timber windows and most aluminium ones use spiral balances, a sprung mechanism in the frame. When one fails there is nothing to re-knot, so the balance is replaced and tensioned to match the sash it is carrying. Getting that tension right is the difference between a window that glides and one that creeps down on its own.
