Specialist, not a general window and door repairer

There is a real difference between a trade that handles sash windows among many other things and one that handles nothing else, and it shows up in the diagnosis rather than the price.

A generalist looks at a window that will not stay open and sees a window that will not stay open. I see a counterweight that is no longer matched to its sash, and I already know whether that is a parted cord, a spent spiral balance, or a sash that has been painted into its frame. Those three have different fixes and very different amounts of work.

That specialisation is not a boast, it is just where thirty years went.

Timber windows on cords and weights

The traditional double hung window is a balance system. Each sash hangs on a cord that runs over a pulley into a hollow box in the frame, where it is tied to a cast counterweight sized for that sash.

When a cord parts, the weight drops to the bottom of the pocket and the sash loses its counterbalance. Repair means taking the beading off, lifting the sash out, opening the pocket, and tying a new cord to the weight over the pulley. The window is then tested through its whole travel: it should hold anywhere, top sash and bottom, and slide with one hand.

Aluminium and later timber windows

These use spiral balances instead: a sprung mechanism clipped into the frame that does the counterweight’s job in a fraction of the space.

Spirals fail by losing tension slowly or snapping outright. There is nothing to re knot, so the balance is replaced and wound to the tension that particular sash needs. Too little and the window slides shut on its own; too much and it climbs. Setting it correctly is most of the skill.

Where a cord and weight window has genuinely reached its end, the frame can be converted to spiral balances with the original sashes kept exactly as they are.

I do not publish a figure, because the four common failures carry very different amounts of work and any number here would be a guess about your windows.

I look at them, then quote. Quotes are free, the price is fixed before I start, and it does not move once the work is underway. Every repair carries a ten year warranty.

What to tell me when you call

A short description saves a visit, and usually points straight at the mechanism.

  • Does the sash stay where you put it, or drop and climb on its own?
  • Does it move at all, or is it solid in the frame?
  • Is the frame timber or aluminium?
  • Can you see a cord, and is it frayed or hanging loose?
  • Is there any softness in the sill when you press it?

That is generally enough for me to know what parts to bring.
