Why I quote rather than publish a price

I could put a number on this page. It would be a guess about your windows, and you would find out it was wrong once I arrived.

Instead I come and look. The quote is free, the price is fixed before any work starts, and it does not move afterwards. That way the figure you get is about your windows rather than an average of everyone else’s.

What usually needs doing

Sash windows fail mechanically, and the same short list covers most of the upper north shore work I do.

  • A cord has parted, so the sash drops or will not hold position
  • A spiral balance has lost tension or snapped, on later timber and aluminium windows
  • Paint has sealed the sash into its frame and it will not move at all
  • Timber has softened in a sill or a lower rail where water sits

The glass and the joinery are usually fine. It is the mechanism underneath that has worn out, and that is a replaceable part rather than a reason to replace the window.

Weights and cords, or spiral balances?

It helps to know which you have, and you can usually tell without tools.

Look at the side of the frame where the sash slides. A window built with weights has a narrow box down each side, and if you ease the sash up you may hear the weight travel behind the timber. A window on spiral balances has a thin metal tube running up the channel instead, visible once the sash is tilted forward.

Older Sydney joinery is nearly always cords and weights. Later timber and aluminium windows use spirals. Both fail, both are repairable, and the parts are not interchangeable.

Locks, catches and security

A sash that will not sit closed properly is a security problem as much as a comfort one. Once a cord has gone the sash often rests slightly open at the meeting rail, and the catch there will not engage.

Balancing the sash again usually fixes the catch as a side effect, because the two halves finally line up. Where the catch itself is worn or has been painted over, I free it or replace it while I am there.

If you would rather have a keyed fastener than the standard catch, mention it when you book and I will bring one.

Can a sash window be repaired instead of replaced?

Nearly always. Cords, balances and putty are consumable parts of a window that was designed to be opened up and serviced. Replacing them restores the window you already have.

If replacement is the honest recommendation, and I will say so rather than repair something that will fail again.
