What actually goes wrong with a sash window

There is a short list, and nearly every job is on it.

The cord has parted. In a traditional timber window each sash hangs on a cord running over a pulley to a counterweight inside the frame. Cords are cotton and they age. When one breaks the sash drops shut, or sits at an angle and jams.

The spiral balance has failed. Later timber and aluminium windows use a sprung spiral instead of a cord and weight. Springs lose tension gradually and snap suddenly, and the symptom is the same: the sash will not hold where you put it.

Paint has sealed it shut. Repainting bridges the gap between sash and frame until nothing moves at all. This one looks like the worst of the four and is usually the least serious.

Only the last of those touches the joinery. The other three are wear in parts designed to be replaced.

Are window sashes replaceable?

The sashes themselves rarely need to be. Replacing the moving parts, the cords and balances, restores the window you already have. Where an entire sash has broken up at the joints, a new sash can be made to match, but that is the exception rather than the starting point.

The reason this matters financially is straightforward: the joinery is the expensive part of a window, and in most Cronulla homes the joinery is the part that is still sound.

Getting a price

I quote after I have looked at the windows, because the four failures above carry very different amounts of work and a number given over the phone would be a guess about your house.

Quotes are free. The price is fixed before I start and does not change afterwards. Every repair is backed by a ten year warranty.

If a window genuinely is past repair, you will hear that from me at the quote rather than partway through the invoice.

What the repair involves on the day

For a cord replacement, the beading comes off, the sash lifts out, the pocket in the frame is opened to reach the counterweight, and a new cord is fed over the pulley and tied back on. The sash goes back and the beading is refitted so it reads as untouched.

Then the window gets tested through its full travel. It should hold anywhere you leave it and slide with one hand. If it creeps, the weight is not matched and the job is not done.

A spiral balance replacement runs differently. There is no pocket and no weight, so the sash comes out, the spent spiral is unclipped from the frame, and a new one is fitted and wound to the tension that sash needs. Getting that tension right is the whole job: too little and the window creeps down, too much and it walks upward on its own.

Sash pockets hold a lot of dust. I bring my own vacuum and take it with me.
