When cords have run out of road

Occasionally a window has been re corded so many times that the pockets and pulleys are past useful service. That does not mean losing the window.

The frame can be converted to spiral balances instead, which do the counterweight’s job from a sprung mechanism in the frame. The original sashes stay, the room looks unchanged, and the window becomes easier to service in future.

Can you keep what is already there?

Almost always, yes. The sashes, the glass and the original fittings stay where they are. What gets replaced is the cord or the balance, which is the part built to wear out and be renewed.

Where a sash carries old brass lifts or catches worth keeping, they come off, the work happens, and they go back on the same window.

Landlords, agents and builders

A good share of my work comes through people who do not live in the house. Managing agents ring me about windows flagged at an inspection, and builders call when a renovation has left sashes that no longer run.

That work has its own requirements, so I keep it simple. I can attend with the tenant present and arrange the time with them directly, I quote before anything starts, and I invoice the agency or the builder rather than the occupant.

Some of those arrangements have run for years, which is the part of the job I am most pleased about.

How long the repair should last

A properly replaced cord is not a patch. The cord is the part built to wear, and a new one running on sound pulleys should give you decades, which is roughly what the original gave you before it parted.

Spiral balances tell the same story in a different material. They lose tension slowly rather than snapping, so once one is replaced the window holds position anywhere you leave it.

What shortens either is paint. Where a window gets painted shut again across the sashes, the mechanism ends up loaded in ways it was never built to carry.

What it costs

The two jobs on this page do not cost the same. Re cording a window is a short visit. Converting one to spiral balances is more work, because the frame has to be prepared for a mechanism it was not built around, and I only suggest it where the pockets and pulleys are genuinely past saving.
